Promotion incentive valid only in connection with the new home purchase agreements for select quick move-in homes in participating Meritage Homes communities in the San Antonio area that are entered into by buyer and accepted by Meritage Homes between September 2, 2025 – September 21, 2025 and can close by November 30, 2025. Must have credit score of at least 640. Promotion not valid on contract re-writes, transfers, or for buyers who have had a previous contract with Meritage Homes canceled for any reason. All promotion incentives applicable solely upon closing and buyer’s compliance with all terms and conditions of qualifying contract. Any financing arrangement shall be solely between buyer and buyer’s lender (whether or not buyer uses Meritage’s preferred lender), and in no event shall Meritage Homes have any responsibility, obligation, or liability with respect thereto.  Promotions are subject to any applicable governmental and lender restrictions, and will be reduced or withdrawn to the extent required by such restrictions. Promotions void where prohibited by law and shall be limited in all events to the specific terms set forth in the binding contract for the specific home. Meritage Homes reserves the right to cancel or change this promotion at any time, without prior notice or obligation. Promotion cannot be combined with any other promotion or incentive.

Homes purchased between the aforementioned dates will be eligible to receive:

1. Temporary 2/1 rate buydown (Year 1 - 2.99%, Year 2 - 3.99%, Year 3 - 30 - 4.99%) + $7,500 toward closing costs

The purchase of the home must be financed using a 30-year, conforming conventional, VA, or FHA, owner-occupied loan program offered by MTH Mortgage; Buyer must use preferred lender and title company (MTH Mortgage and Carefree Title) for the home purchase to participate in the program to receive the rate buy down; if Buyer uses Meritage preferred lender and title company, Buyer may receive interest rates as low as 2.99% in the first year, 3.99% in the second year, and 4.99% for the remainder of the loan (5.752% APR FHA, 5.068% APR VA, 5.093% APR CONV). Based on a purchase price $400K using a conventional 30-year fixed loan with a 20% down payment and 780+ FICO score. Interest rates subject to change except to the extent locked pursuant to the rate-lock terms and conditions provided by MTH Mortgage. Term of rate lock may vary, based on stage of completion of home and other factors. Ability to update the interest rate of the applicable loan is subject to the terms and conditions of the rate-lock program provided by MTH Mortgage. The $7,500 toward closing costs promotion is in the form of a credit equal and applicable to customary closing costs (title policy, escrow agent fees and costs, and loan origination fees), only available with promotion towards a 30-year conventional loan, VA, FHA, or Conventional owner-occupied loan program available only if buyer obtains a mortgage loan through MTH Mortgage, LLC. Closing cost money cannot be used to buy down the rate further with this rate structure. Buyer is free to select an alternate lender or to pay in cash, or to use an alternate Closing Agent, but in such event, Meritage Homes will not provide the pre-paid interest and loan origination fees promotion. In no event may the closing costs credit exceed 3% if the base price of the home, and any portion of the credit that is unused on valid closing costs for any reason will be forfeited.

2. Agent Bonus

Bonus commission promotion of 3% on top of the standard 3% (calculated in the same manner as standard commission) is valid only in connection with new home purchase agreements for select, quick-move-in homes in the San Antonio area, that are entered into by buyer and accepted by Meritage Homes between now and September 30, 2025 and for which the closing occurs on or prior to November 30, 2025. Applicable promotion(s) must be mentioned at time of contract and no promotion is valid on contract re-writes, transfers, or for buyers who have had a previous contract with a Meritage Homes entity cancelled for any reason. Promotion applicable solely upon closing and buyer’s compliance with all terms and conditions of qualifying contract. Promotion is subject to any applicable governmental and lender restrictions, and will be reduced or withdrawn to the extent required by any such restrictions.
