Rate-lock programs and all incentives available solely in connection with the purchase on select quick move-in homes (see a Meritage sales counselor for information about qualifying homes) that meet all of the following qualifications: (a) the new home purchase agreement for such home is entered into by buyer and accepted by Meritage Homes communities through the Nashville Area between October 1-20, which closes on or before December 31, 2024; (b) the purchase of the home is financed using a 30-year, conforming conventional, VA, or FHA, owner-occupied loan program offered by MTH Mortgage. Buyer must use preferred lender and title company for the home purchase to participate in the program to receive the rate buy down; and (c) Term of rate-lock may vary, based on stage of completion of home and other factors. Ability to update the interest rate of the applicable loan is subject to the terms and conditions of the rate-lock program provided by MTH Mortgage. If Buyer uses Meritage preferred lender and title company, Buyer may receive an interest rate as low as 2.5% in the first year, and 4.5% for the remainder of the loan (APR 4.522). Not a commitment to lend - lending programs may not be available for all buyers /homes and are subject to change and the conditions and requirements of buyer’s lender. Any financing arrangement, including, without limitation, the rate-lock program, shall be solely between buyer and buyer’s lender, and in no event shall Meritage Homes have any responsibility, obligation, or liability with respect thereto. Promotion available only if Buyer finances using a 30-year conforming conventional, VA, or FHA, owner occupied mortgage loan through Meritage Homes’ preferred lender and uses a Meritage Homes preferred Closing Agent. Buyer is free to select an alternate lender or to pay in cash, or to use an alternate Closing Agent, but in any such event, the promotion(s) and/or incentives offered herein shall not apply. In no event may the credit exceed 3% of the base price of the home (including any lot premium), and any portion of the credit that is unused for any reason will be forfeited. Savings amount may vary, is in the form of a discounted sale price, and is based on standard price for home with included options prior to promotion reduction and does not constitute a guaranty or representation of value. Savings is applicable solely upon closing and buyer’s compliance with all terms and conditions of qualifying contract. The aggregate total of all credits and incentives provided by Meritage and/or MTH Mortgage in connection with this promotion or otherwise associated with the purchase of the home that require a qualifying loan from MTH Mortgage to finance the home shall in no event exceed the sum of three percent (3%) of the base price of the home plus any lot/unit premium, and if, for any reason whatsoever, the aggregate of such credits and incentives exceeds such amount, then such credits and incentives will be reduced automatically so that the aggregate of such credits and incentives is equal to three percent (3%) of the base price of the home plus any lot/unit premium. Promotion cannot be combined with any other promotion or incentive. Monthly payment excludes home owners association fees. Promotion not valid on contract re-writes, transfers, or for buyers who have had a previous contract with Meritage Homes cancelled for any reason. All promotion incentives applicable solely upon closing and buyer’s compliance with all terms and conditions of qualifying contract. Promotion subject to any applicable governmental and lender restrictions and will be reduced or withdrawn to the extent required by such restrictions.
